Once we receive all information below your reservation dates are held. We process 50% of the of the total payment at this time (unless your check-in date is within 21 days of the reservation - then we process 100%).
This form outlines the policies for a reservation at 517 Nomad Dr., Spicewood, TX 78669. By signing this document, I (we) acknowledge that I have been informed of these policies and agree to adhere to these.
2 night minimum, 3 nights on holidays.
Check in time is 3:pm
Check out time is 11:am
We are happy to accommodate early Check Ins and late Check Outs when possible. There will be a charge of $25 per every half hour that you occupy the house before 3:pm and after 11:am (unless you get approval from us early).
Please take a moment to review our policies and if you feel that you cannot adhere to them, please do not make a reservation with us. We strictly adhere to all of our policies and we do check to make sure that ALL of the policies are being met.
Our goal is to offer a clean, quality, vacation home for romantic getaways or family vacations. This property is privately owned and in quiet, residential area. We do not rent to anyone under 28 years of age and we do not rent to people looking to throw loud, out of control parties. Guests will be subject to removal from the property and the full amount of the reservation will be forfeited by guest(s) if any of the following policies are broken.

• No renters under 28 years (must be accompanied by adults)
• NO SMOKING (even outdoors - we are next to fields and flipping buts off the deck can easily cause a fire). THIS IS CUASE FOR LOOSING YOUR DEPOSIT.
• No pets
• No Motorcycles
• No more than the reserved number of guests on or in the property at anytime
• No more than 4 vehicles allowed UNLESS YOU GET PERMISSION.
• No visitors of Guest(s)
• No loud Music
• No “out of control” Parties
• No illegal Activity
• No more than 2 boats or 1 boat and 2 jet skis at or on the boat dock at anytime
• No boats over 25’ in length
• No outdoor fires (with exception of the grill).
• Please keep noise levels appropriate with the time of day. Many of the neighbors are full-time residents, please be respectful to them and the neighborhood.
• Please keep all trash in appropriate receptacle
• PLEASE DRIVE SLOW ON THE DIRT ROAD TO OUR HOME. NO FASTER THAN 15MPH (IT CREATES DUST AND UPSETS NEIGHBORS!!)

Guest(s) will inform us immediately of any needed repairs and/or unsafe or hazardous condition in or about the property or grounds. No refunds or discounts will be given for appliance(s) failure, Any Electronic Equipment, Boat Dock, Water and/or Minor Sewer failures. Needed repairs will be made as soon as possible. No refunds or discounts will be given for temporary outage of electricity, gas, water, satellite, Internet, or telephone service. Outages will be reported immediately and all efforts will be made to restore them as soon as possible. We do everything in our power to ensure that the operation & maintenance of these utilities is in good working condition upon your arrival. No refunds or discounts will be given due to weather conditions or acts of mother nature. No refunds or discounts will be given due to the conditions of the lake and/or the accessibility of the lake.
Cancellation Policy
If you cancel after your reservation is confirmed, there will be a $10% cancellation charge. If you cancel with less than 21 days notice, then the full amount of the reservation will be charged, EXCEPT if your stay is over a holiday - then you must cancel 30 days prior to your check in date to receive the refund. If you leave early or do not come, there is no refund. All cancellations must be made via phone, person to person (not on a voice recorder). A cancellation number will be issued.
Fees
50% of the total reservation (includes all nights, plus tax, maid fee and damage deposit) is due at time of reservation. Payment can be made by any major credit card (including Amex).
The remaining 50% balance due will be charged 21 days prior to the Check In date.
12% is added to the nightly room rate along with a $95 maid service fee.
A $500 damage deposit is required. This is refunded within 48 hours of checkout (if there is no major damage/ loss to the home/ supplies/ amenities). We never want to keep anyone's deposit. However, in the rare cases where there is damage that requires repairs or replacement, the correlating charges will be kept from the damage deposit.
The Credit card listed on the form will be charged unless you let us know that a different card should be used for the balance. Also – please note the reservations form is received, the reservation is not held.

RELEASE OF LIABILTY/ WAIVER AND ASSUMPTION OF RISK
(This must be signed by each guest in order to reserve the property
I, _________________________ , Guest, voluntarily sign this Waiver and Assumption of Risk in favor of the Owner, Desiree & Brad Johnson, in consideration for the opportunity to use the Owner's facilities as follows:
The house and deck at 517 Nomad Dr., Spicewood, TX. (and all surrounding property), including the boat dock and path from the home to the boat dock.
I understand that there are certain risks and dangers associated with the activity and use of the
facilities and that these risks have been fully explained to me. I fully understand the danger involved.
I fully assume the risks involved as acceptable to me and I agree to use my best judgment in
undertaking these activities and follow all safety / warning instructions.
I waive and release the Owner from any claim for personal injury, property damage, or death that
may arise from my use of the facilities or from my participation in the activities.
I am a competent adult, aged _________________________ , and I assume these risks of my own free will.
I also understand that if anyone smokes at the house and flips cigarette buts off the deck into neighboring fields or sticks buts thru the cracks in the deck that I will loose my damage deposit of $500.
